THREE NEW CONTRACTS FOR DESIGN OF INDUSTRIAL AND TECHNOLOGY PARK IN KRUSEVAC AND TWO SCIENCE AND TECHNOLOGY PARKS IN BELGRADE AND CACAK

 

Regional industrial and technology park in Krusevac

For the purpose of construction of a regional industrial and technology park in Krusevac, company JSC Energoprojekt Urbanizam i arhitektura signed a contract on preparation of design documentation on 30th March 2022. The contract includes: development of Concept Design with obtainment of location conditions, preparation of Design Development Phase with obtainment of building permit and preparation of Construction Documentation.

Planned industrial and technology park will be located along the main road Belgrade – Krusevac, in industrial urban zone, within chemical industry complex “Zupa“, on cadastral plots 2884 and 1335/4, Cadastral Municipality Dedina and within General Regulation Plan “Istok 2” in Krusevac No. 5/2017).

The scope of works includes preparation of the design for the reconstruction of the existing administrative building “Zupa” and its adaptation in accordance with planned new function, its upgrade, as well construction of new buildings – industrial-production units.

Modified Concept Design for which location conditions were obtained this year in April, on a plot with an area of 36,879m2 provides for construction of several separate buildings with different compatible uses which will form a harmonious architectural and functional whole.

Complex is designed to consist of production and office area. The production area consists of a new production hall of modular arrangement (ground floor), with gross area of 3,977m2. The hall is designed

as a grouping of small production units as buildings in a row provided for craft production of small capacity, services and workshops. An open space covered with a canopy with an area of 1.420m2 with one closed section for storage of accompanying material will be provided adjacent to the hall and is intended as space suitable for hosting fairs and presentations.

Apart from production area, the complex will also contain buildings for provision of education and training services and programs, multipurpose buildings intended for the centres for robotics, research and development, start-up companies, media, conference halls and all other accompanying facilities.

Commercial activities include: Office building with 3D research laboratory, archive and offices (ground floor + 4 floors) – reconstructed building, conference centre (ground floor + 2 floors) with large hall and two amphitheatres on the ground floor and restaurant and kitchen on the upper floor and multifunctional building (ground floor + 3 floors) with exhibition space on the ground floor, gym and changing rooms on the upper floor, as well as all accompanying service facilities. Office part of the complex is positioned towards the public area, i.e. entrance area, whereas production facilities are located deep within the plot, behind commercial buildings.

Total gross area of all buildings within the complex is 10,781m2, whereas net area is 9,996m2.

Parking is provided on the plot and landscaping includes vehicular and pedestrian thoroughfares with green areas equipped with modern site furnishings and a fountain in the frontal, business part of the complex. The industrial and technology complex is designed to be functional and contemporary, with simple, clean architectural lines which will, in shape, composition, materials and details and with the use of state-of-the-art technology and equipment, represent a part of the new identity and development centres of the city of Krusevac and Sumadija Region. The Complex of Science and Technology Park “Belgrade“ in Zvezdara – Phases 2 and 3

The existing complex of Science and Technology Park “Belgrade“ in Zvezdara, which consists of five buildings – science and technology work units, was commenced in 1989/1990 in the area around Zvezdara Forest on the western slope, south-west to the area of “Mihajlo Pupin” Institute building and represents the first phase of construction of the complex.

Science and Technology Park “Belgrade“ is an institution which offers support to start-up companies or teams, as well as to growing and developing high-technology companies and commercialization of innovative products and services.

For the purpose of construction of three new buildings within the existing Science and Technology Park “Belgrade”, JSC Energoprojekt Urbanizam i arhitektura signed a contract on preparation of design documentation on 18th January 2022. The contract includes preparation of Concept Designs for two new buildings with obtainment of location conditions for all three new buildings, Urban Design for complex on cadastral plot 2277/9 Cadastral Municipality Zvezdara, as well as Design Development Phase for Building 1 with obtainment of building permit.

Prepared Urban Design provides for construction of three new buildings, with underground garage, within the existing complex. Three buildings the construction of which is provided by the second and third phase represent a new unit which is fully physically separated from the existing one and is being developed in a currently undeveloped part of the complex of Science and Technology Park “Belgrade“. In terms of shape, function and energy, these buildings represent a reflection of modern age and development tendencies. The buildings are on the third floor level connected with a skybridge forming a new whole, separate from the existing buildings which remain in use.

Each of the buildings is primarily intended for the space for innovative activities of companies and, apart from that, the buildings contain numerous shared facilities, such as Innovation Development Centre, canteen, café, underground garage as well as other accompanying areas.

New buildings are provided with areas for development and accommodation of specialized centres with programs for development of individual fields which contain elements for education, experimental and promotional activities for specific fields of science, exhibition space, science club with laboratory and classrooms.

Construction of new buildings is planned to be carried out in two phases, Phase 2 and Phase 3. Phase 2 includes construction of Building No. 1, whereas Phase 3 provides for construction of two buildings, No. 2 and No. 3, interconnected on third floor level with a skybridge, as well as with Building No. 1 from Phase 2. The number of floors of the new buildings is basement + ground floor + 3 floors, whereas the approximate dimensions of the buildings аre 26.00m х 41.60m, with total gross area of 13.174m2.

Building No. 1, with number of floors basement + ground floor + 3 floors, approximate dimensions 41.60mх33.80m and gross area of 6,846m2 for which Design Development Phase is to be prepared under contract is envisaged as a simple orthogonal volume. Formal concept is contemporary, suited to the spirit of the time of its creation. Visually, the building fully departs from the buildings of Phase 1 with which it forms a harmonious functional unit. Innovation Development Centre is provided on the ground floor level of the building and it includes office space on the ground floor and first floor, co-working space, as well as laboratories and training hall and accompanying facilities. 1st and 2nd floor of the building are intended for the office space for innovation companies. Apart from this space, the above floors are provided with shared accompanying facilities – meeting rooms and Skype rooms, kitchenettes, sanitary facilities and other accompanying facilities. Aside from the office space for companies with accompanying facilities, 3rd floor also includes a canteen and a café. Technical exit to the green roof is also provided. The underground level of the building is to accommodate a garage with a total of 46 parking spaces as well as technical and auxiliary rooms. Phase 2 of construction provides for expansion of parking space on the plot with 54 new parking spaces.

Structural system of the building is of reinforced concrete, skeleton frame structure, with load-bearing columns, RC shear walls and beams. The foundation is slab foundation and the roof is a flat, green roof. Façade of the building is designed as a double façade. Internal façade is standard, aluminium curtain wall, glazed with double tempered laminated glass, with low heat transfer coefficient. External envelope is built of steel structure with vertical aluminium slats – brise soleil, which can be rotated and folded to ensure suitable protection from strong insolation on the one side and optimum natural illumination, on the other side. Individual façade fields are solid, with aluminium sheet finish.

Landscaping, with minimum share of green areas of 40% of the total area of the complex, is of a park type with accentuated use of decorative and floral forms of trees and shrubs, particularity at the entrance to the complex. Tree lines are planned to be planted in parking areas for shading.

By increasing the capacity of the Science and Technology Park in Zvezdara, broader professional services will be enabled to companies, science and research and innovation organizations for their connection and faster implementation of new technologies, creation and placement of new products and services on the market, for the purpose of rapid technological growth of the country. New Science and Technology Park in Cacak

On April 11th 2022 JSC Energoprojekt Urbanizam i arhitektura signed a contract  for preparation of design documentation for new Science and Technology Park in Cacak which will with its facilities and organization offer closer cooperation of economy, science, research and education for the purpose of development and implementation of new ideas and innovative technologies. Contract provides for development of Concept Design with obtainment of location conditions, preparation of Design Development Phase with obtainment of building permit and preparation of Construction Documentation.

The above building is provided on plot No. 4606/16 Cadastral Municipality Cacak, area 9,424m2.

The building is of commercial-production use, free-standing, with number of floors: semi-basement, ground floor and two above ground floors, with total gross area of the building as per the prepared Concept Design of 13,175m2. The following facilities are provided: production area in the semi-basement (workshops for assembly of ready-made products with offices) and office part with office space of mobile walls and with accompanying facilities on the above ground floors (ground floor + 2 floors). Central area contains two covered atriums of the same dimensions, with landscaped park space.

In addition to this, ground floor is provided with: conference hall, reception desk with exhibition space on the theme of industry of the Western Serbia, as well as open office space and rest and relaxation area with atrium access.

Parking is provided on the plot, on 208 parking spaces, out of which 10 spaces are designated for persons with disabilities. Bicycle parking in the immediate vicinity of the main entrance to the complex, comprises 60 spaces.

Skeleton structural system is provided in a combination of concrete cores and structure of concrete columns and reinforcements in the slab at beam points.

Building façade is designed as a structural glass curtain wall in the area of ground floor and typical upper floors. Solar panels are provided on the façade and the roof of the building, as well as on a part of the parking, with a share of installed capacity of solar power plant of minimum 30% out of the total required electric power.
