
GRAND ROSTOV BY HYATT REGENCY HOTEL OPENED AT FULL CAPACITY
In October, JSC Energoprojekt Visokogradnja successfully completed the activities on the design and construction of the international conference centre – a mixed-use complex, the integral part of which is Grand Rostov by Hyatt Regency Hotel.
The building with an area of 60,000 m2 consists of two units – business centre with 5 floors and hotel with17 floors designed and built in accordance with high standards of the Hyatt brand.
Apart from accommodation units (188 rooms on 7th to 12th floor), the hotel also has public areas among which the design of entrance atrium, banquet hall and Sky Bar stand out. Entrance atrium with a spiral staircase finished with stone, glass and metal in bronze colour was a particular structural challenge for the team of Visokogradnja. Apart from the atrium, a special attraction in the hotel is a banquet hall of imposing dimensions, which can be divided into several smaller halls with the use of mobile partitions, as well as the Sky Bar with a modern interior design solution, located on the 16th floor of the building, with a terrace and a view of the entire city.
A special charm is brought to all of these areas by the pendant lights by the Czech company LASVIT, embellished with Swarovski crystals. High-quality finish materials have been used in all the areas, including several types of natural stone, large-format porcelain stoneware, mosaic, custom-made ceramics, wallcoverings with acoustic properties, carpets and parquets by world-renowned manufacturers, various decorative techniques of wall cladding in the areas of high fire rating, glass, mirrors, inox, brass etc. Particular attention was paid to the lighting through suitable, contemporary design solution and selection and installation of the lighting fixtures of the highest quality. The high quality of all audio-video and security systems is also noteworthy.
Among the shared facilities, the visitors can use the Regency Club on the ground floor, a restaurantfor the guests of Amalfi Hotel (All day dining) located on the first floor, a series of banquet halls and meeting rooms on the second and fourth floor, as well as a luxurious SPA centre on the sixth floor, operated by World Class, premium fitness club in Russia.
Apart from the standard rooms and junior apartments, the hotel also owns executive suites (exclusive rooms with a vast living room, dining room and separated kitchen) and a presidential suite – a one-of-a-kind apartment, which, apart from the above facilities, also has a study. As in most luxury hotels, the last three floors accommodate the apartments with separate entrance functionally independent from the hotel.
The commercial part of the building with a modern interior is leased by VTB bank, one of the largest banks in Russian Federation.
Vehicles are parked in the building in the garages positioned on three floors. Garage space in the basement is available to the guests of the hotel, whereas the parking garages on 3rd and 4th floor are designated for bank employees, users of SPA centre and apartment owners i.e. tenants. Movement in the parking area is realised over circular two-way ramps which are among the specificities of the building.
The hotel also has a well-organised BOH (Back of the House) area, accommodating kitchens, technical rooms and all accompanying facilities in the function of the hotel. Apart from the above mentioned, there are also two technical floors in the building, on 5th and 17th floor.
Schematic Design of the hotel was prepared by a well-known architect Aleksandar Rakita, for which he received numerous prizes. Many world-renowned companies were engaged by Hyatt, the hotel operator, on preparation of interior design, landscaping design, selection and procurement of artworks, as well as on the preparation of the solution for technical and process systems necessary for the operation of such building, among which are ARA Design London, which prepared interior design of hotel rooms and public areas in the hotel, Double Decker (selection of art objects), Cracknel (hard and soft landscaping), EQ2 Light (lighting design), Jackson Daily (signage), Humble Arnold (kitchen and laundry process design), Corner Stone (audio-video systems) etc.
Energoprojekt Visokogradnja, as the General Designer and Contractor unified all the requirements of all parts of the project and designer solutions. Many subcontractors and associates participated in construction phase, among which stand out local company Istack by the scope of works on all low voltage systems and Moscow company GES, which procured and installed built-in and mobile furniture made by Enterijer Jankovic company from Novi Sad.
In the course of project implementation, in the period from 2019 until 2022, due to the Covid pandemicand the war in Ukraine, followed by introducing specific measures of safety and human resource management, as well as the sanctions imposed on Russian Federation, Visokogranja faced many unforeseen challenges. For the most part, these specific conditions made the work process more difficult, slowed down material procurement and transport and made work organisation more complex. In spite of the great challenges and with a smaller team of support staff, compared to the customary practice of realisationof such large and demanding projects, EP Visokogradnja successfully completed the works under contract, which enabled functioning of the complex at its full capacity.
The building has been sequentially commissioned starting from the first months of 2022. SPA Centre was commissioned first. Not long after, the office part was commissioned as well, where VTB Bank Head Office started operating. In the beginning of summer, the hotel was opened as well, whereas the operation at full capacity of all parts, both the accommodation and public areas, started in October of 2022.
